Register-Ready Free checklist

For landlords and letting agents in England

Get every property ready for the landlord register, and keep it that way.

England’s new landlord register opens region by region from 15 December 2026. Send us your certificates and tenancy documents. We check them against everything the register asks for and give you a ready-to-copy sheet for each property, plus a list of anything missing or expired.

Register-Ready is opening soon. We are not taking documents or payments yet. The deadline checker, checklist and guides are free to use now.

How it works

  1. 1

    Send your documents

Forward tenancy agreements, gas safety records, EICRs, EPCs and licences by email, as they are. No forms to fill in.

  2. 2

    We check them

We pull out every detail the register asks for and flag problems, such as a gas record over 12 months old, an EICR with no next-inspection date, or an EPC below E with no exemption.

  3. 3

    You copy and paste

You get a registration sheet for each property, in the same order as the GOV.UK service. You register yourself in minutes. We then watch for expiry dates so you can update within 28 days.

When is your deadline?

Why preparation is the hard part

  • About 20 details per property, spread across five or more documents.
  • The landlord must start every registration. There is no bulk upload or API at launch.
  • Missing tenancy or safety details within 28 days makes the entry inactive.
  • Anything that changes or expires must be updated within 28 days.

What we do and don’t do

  • We do: read your documents, prepare each property’s answers, flag gaps and expiry dates, and remind you when something needs updating.
  • We don’t: register for you, pay the government fee, give legal advice or confirm that you comply with the law. You stay in control of your registration.

Frequently asked questions

What is the landlord register?

It is the new government database of private landlords and rented homes in England, created by the Renters’ Rights Act 2025. GOV.UK calls it the “Register your rental property” service, and the Act calls it the PRS Database. Landlords must register themselves and each property let on an assured or regulated tenancy. Read the full guide.

When do I have to register?

It depends on the region the property is in. Registration opens region by region from 15 December 2026 (West Midlands first) to 15 August 2027 (South West last), and each region has three months. Use the deadline checker to find your date.

How much does it cost?

The government fee is £65 per property per year, with no VAT. During the rollout it is pro-rated, so you do not pay for days before 15 November 2027. GOV.UK’s example is £5.34 for a property registered on 15 December 2026. See how the fee is worked out.

Does Register-Ready register my properties for me?

No. The law says the landlord must start each registration, and there is no bulk upload or API. We do the slow part: we read your documents, check them against what the register asks for, flag anything missing or out of date, and give you a ready-to-copy sheet for each property, so the registration itself takes minutes.

Are you part of the government?

No. Register-Ready is an independent service. It is not affiliated with GOV.UK or the Ministry of Housing, Communities and Local Government. You can always register directly on GOV.UK without us. Our job is to get your information ready first.

What happens if I don’t register?

Councils can fine landlords up to £7,000 for not registering, and up to £40,000 for false or misleading information or repeated breaches. Tenants can apply for rent repayment orders in some cases. GOV.UK says that from winter 2027 a court will not grant possession unless the landlord and property are registered. Read about penalties.
