When is the East Midlands deadline?

The East Midlands opens on 15 February 2027, and the deadline is 14 May 2027. It covers Nottingham, Leicester, Derby, Lincoln, Northampton and the towns around them.

One boundary catches people out: North Lincolnshire (Scunthorpe) and North East Lincolnshire (Grimsby, Cleethorpes) are in Yorkshire and the Humber for this purpose, not the East Midlands. Their deadline is two months later. The rest of Lincolnshire is here.

Nottingham, Leicester, Derby and Loughborough all have large student rental markets. Landlords with shared houses should expect the licensing questions to take the most time.

Which areas are covered?

The East Midlands region covers Nottinghamshire, Derbyshire, Leicestershire, Lincolnshire (but not North or North East Lincolnshire), Northamptonshire, Rutland. Main towns and cities include:

Boundary note: North Lincolnshire and North East Lincolnshire are in Yorkshire and the Humber, not the East Midlands.

Regions follow council areas. To be sure, enter the property postcode in the deadline checker.

What should East Midlands landlords watch for?

HMO and selective licence numbers

Several councils in the region run licensing schemes beyond mandatory HMO licensing. The register asks whether the property needs an HMO, additional or selective licence and, if so, the licence numbers. Have the licence documents to hand, not just a note that you applied.

Rooms let separately

Where rooms are let on separate tenancies, the register asks for the number of occupants and the number of households. Count households, not tenancies; a couple sharing a room is one household.

Bills-included rents

Student lets often include bills. The register asks whether rent includes utilities and which ones, so list them (for example gas, electricity, water, broadband).

What should I prepare, and when?

  1. By 4 January 2027

List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.

  2. By 18 January 2027

Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.

  3. From 15 February 2027

Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.

  4. Within 28 days of each property entry

Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.

  5. Aim to finish by 16 April 2027

That leaves four weeks’ buffer before the 14 May 2027 deadline for missing certificates or agent delays.

Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
