When is the London deadline?
London opens on 15 July 2027, and the deadline is 14 October 2027. It covers all 32 boroughs and the City of London, the largest concentration of privately rented homes in England.
London boroughs make wide use of additional and selective licensing, and the schemes differ from borough to borough. The licensing question on the register is the one London landlords are most likely to get wrong.
Most London rentals are flats, so most registrations will need freeholder and managing agent details as well.
Which areas are covered?
The London region covers all 32 London boroughs, the City of London. Main towns and cities include:
- Westminster
- Camden
- Islington
- Hackney
- Tower Hamlets
- Southwark
- Lambeth
- Wandsworth
- Croydon
- Barnet
- Ealing
- Brent
- Newham
- Lewisham
- Greenwich
- Haringey
- Enfield
- Hounslow
Regions follow council areas. To be sure, enter the property postcode in the deadline checker.
What should London landlords watch for?
Borough licensing
Check each property against its borough’s current licensing schemes. Schemes are designated for set periods and get renewed, extended or ended. The register asks for the licence numbers, so have the licences themselves, not just the application references.
Leasehold detail
For flats, have the names and email addresses of the freeholder, any head lessor (superior landlord) and the block managing agent.
Agents and links
Many London landlords use full management. Your agent can complete the tenancy and safety section, but only through a separate link and password for each property, after you have started the registration.
What should I prepare, and when?
By 3 June 2027
List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.
By 17 June 2027
Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.
From 15 July 2027
Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.
Within 28 days of each property entry
Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.
Aim to finish by 16 September 2027
That leaves four weeks’ buffer before the 14 October 2027 deadline for missing certificates or agent delays.
Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
How much will registration cost in the London?
£65 per property per year, with no VAT, pro-rated during the rollout. Using the GOV.UK formula for a landlord’s first property:
| Registered on | First renewal | First-year fee |
|---|---|---|
| 15 July 2027 (opening day) | 15 July 2028 | £43.15 |
| 14 October 2027 (deadline day) | 14 October 2028 | £59.31 |
Our calculation from the published formula, not a government figure. Further properties share your first renewal date. See fees explained.
