East of England landlord register: dates and deadline

When is the East of England deadline?

The East of England opens on 15 January 2027, and the deadline is 14 April 2027. That covers Norfolk, Suffolk, Essex, Cambridgeshire, Hertfordshire and Bedfordshire, from Watford and St Albans on the edge of London to Norwich and King’s Lynn.

The region mixes commuter-belt flats with older rural and coastal housing. Older stock tends to have lower EPC ratings, so the energy efficiency questions on the register (the EPC rating and any MEES exemption) are where landlords here are most likely to have gaps.

You will be able to see how the service went for the West Midlands, which opened a month earlier. We will update this page with anything that affects how you should prepare.

Which areas are covered?

The East of England region covers Norfolk, Suffolk, Essex, Cambridgeshire, Hertfordshire, Bedfordshire, Peterborough, Southend-on-Sea, Thurrock, Luton. Main towns and cities include:

Regions follow council areas. To be sure, enter the property postcode in the deadline checker.

What should East of England landlords watch for?

EPC ratings and exemptions

If a property’s EPC is below band E, the register asks whether a MEES exemption is registered on the PRS Exemptions Register. If you rely on an exemption but never registered it, sort that out before you start.

Properties with no gas supply

Rural properties on oil, LPG or electric heating are common here. The gas safety question only applies if the dwelling has a gas supply, which in the regulations includes LPG, so check rather than assume.

Commuter flats with a managing agent

Many flats near London are leasehold with a freeholder and a block managing agent. The register asks for the names and email addresses of the freeholder, any superior landlord and the property manager, so dig out the latest service charge demand.

What should I prepare, and when?

  1. By 4 December 2026

List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.

  2. By 18 December 2026

Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.

  3. From 15 January 2027

Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.

  4. Within 28 days of each property entry

Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.

  5. Aim to finish by 17 March 2027

That leaves four weeks’ buffer before the 14 April 2027 deadline for missing certificates or agent delays.

Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
