When is the South East deadline?

The South East opens on 15 March 2027, the day after the West Midlands deadline, and its own deadline is 14 June 2027. It is a large region, running from Kent and Sussex across Surrey, Hampshire and Berkshire to Oxfordshire, Buckinghamshire and Milton Keynes.

Rents here are higher than in most of England, but the register fee is the same £65 a year per property. For larger portfolios, the work is in collecting documents rather than the cost.

Milton Keynes is in the South East region, even though people often think of it as the Midlands. If you are unsure which region a property is in, check its postcode with the deadline checker.

Which areas are covered?

The South East region covers Kent, Surrey, East Sussex, West Sussex, Hampshire, Berkshire, Oxfordshire, Buckinghamshire, Milton Keynes, the Isle of Wight. Main towns and cities include:

Regions follow council areas. To be sure, enter the property postcode in the deadline checker.

What should South East landlords watch for?

Leasehold flats

Coastal cities and commuter towns have many converted and purpose-built flats. Expect to supply freeholder and managing agent contact details for most of them.

Licensing in university cities

Brighton, Southampton, Portsmouth, Oxford, Reading and Canterbury have large shared-house markets. Check whether your council runs additional licensing as well as mandatory HMO licensing.

Using a letting agent

Agents can only fill in the tenancy and safety section, and only after you start each registration. If your agent manages many South East properties for you, agree who does what before 15 March.

What should I prepare, and when?

  1. By 1 February 2027

List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.

  2. By 15 February 2027

Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.

  3. From 15 March 2027

Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.

  4. Within 28 days of each property entry

Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.

  5. Aim to finish by 17 May 2027

That leaves four weeks’ buffer before the 14 June 2027 deadline for missing certificates or agent delays.

Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
