When is the North West deadline?
The North West opens on 15 May 2027, and the deadline is 14 August 2027. It covers Greater Manchester, Merseyside, Lancashire, Cheshire and Cumbria.
The region has one of England’s largest private rented sectors. Liverpool and Manchester have dense city-centre flat markets, and the mill towns have a lot of older terraced housing let to families.
The deadline falls in mid-August, when many landlords and agents are on holiday. Plan to finish in June or July rather than in the last week.

What should North West landlords watch for?
Licensing schemes
Several North West councils have used selective licensing for parts of their areas. If your property is in a designated area, the register asks for the licence number. If the council’s scheme has lapsed or been renewed, check which applies on the day you register.
Certificates for older terraces
Older housing often means older wiring and lower EPC bands. Check that EICRs are in date and that any EPC below band E has a registered exemption.
Large portfolios
There is no bulk upload. Each property is a separate registration by the landlord. At 30 or more properties, budget a few working days just for data entry once your documents are ready.
What should I prepare, and when?
By 3 April 2027
List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.
By 17 April 2027
Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.
From 15 May 2027
Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.
Within 28 days of each property entry
Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.
Aim to finish by 17 July 2027
That leaves four weeks’ buffer before the 14 August 2027 deadline for missing certificates or agent delays.
Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
How much will registration cost in the North West?
