North East landlord register: dates and deadline

Three-month window
When is the North East deadline?
The North East opens on 15 June 2027, and the deadline is 14 September 2027. It covers Tyneside and Wearside, County Durham, Northumberland and Teesside.
By the time this region opens, six others will have been through the process. Any changes to the service, the guidance or the regulations should be clear by then, and we will reflect them here.
Lower average rents mean the £65 annual fee is a bigger share of income here than in the south. It is still a fixed cost per property, and there is no discount for large portfolios.
Which areas are covered?
The North East region covers Tyne and Wear, County Durham, Northumberland, Teesside (Middlesbrough, Stockton, Redcar and Cleveland, Hartlepool), Darlington. Main towns and cities include:
- Newcastle upon Tyne
- Sunderland
- Middlesbrough
- Durham
- Gateshead
- South Shields
- Darlington
- Hartlepool
- Stockton-on-Tees
- Redcar
- North Shields
- Hexham
- Blyth
Regions follow council areas. To be sure, enter the property postcode in the deadline checker.
What should North East landlords watch for?
Teesside is in the North East
Middlesbrough, Stockton, Redcar and Hartlepool are in this region, even though Teesside has historic links with Yorkshire. North Yorkshire itself is in Yorkshire and the Humber.
Student houses in Newcastle and Durham
Both cities have large student HMO markets. Have licence numbers and occupant and household counts ready.
Summer changeovers
The window covers the summer tenancy changeover for student lets. New tenancies mean new occupant numbers and possibly new rent. Changes after you register must be updated within 28 days.
What should I prepare, and when?
By 4 May 2027
List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.
By 18 May 2027
Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.
From 15 June 2027
Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.
Within 28 days of each property entry
Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.
Aim to finish by 17 August 2027
That leaves four weeks’ buffer before the 14 September 2027 deadline for missing certificates or agent delays.
Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
