West Midlands landlord register: dates and deadline

Registration opens

Deadline (before midnight)

Countdown

Three-month window

When is the West Midlands deadline?

The West Midlands is the first region to open. From 15 December 2026, landlords with let properties here can register, and the deadline is 14 March 2027. That makes landlords in Birmingham, Coventry, Wolverhampton, Stoke and the surrounding counties the first in England to use the new service.

Being first has one practical downside: nobody has been through the process before you. Any teething problems with the service, the payment step or the agent links will show up here first. Starting early in your window gives you room to deal with them, rather than finding out in the second week of March.

The window also runs across Christmas and New Year, when tradespeople are harder to book. If a gas safety record or EICR is due for renewal in early 2027, it is worth booking it now so the copy you upload is current.

Which areas are covered?

The West Midlands region covers the West Midlands metropolitan boroughs, Staffordshire, Warwickshire, Worcestershire, Herefordshire, Shropshire, Telford and Wrekin, Stoke-on-Trent. Main towns and cities include:

Regions follow council areas. To be sure, enter the property postcode in the deadline checker.

What should West Midlands landlords watch for?

Student and shared houses

Birmingham (Selly Oak, Edgbaston), Coventry and Stoke have large numbers of shared student houses. If a property needs an HMO licence, the register asks for the licence number. A house needs one registration as a whole, not one per room.

Certificates that expire over winter

A gas safety record that runs out in January will need updating within 28 days of being replaced, so you may be uploading it twice in your first quarter. Renewing before you register avoids that.

Portfolios across regions

You can register properties in other regions now, before they open. If most of your portfolio is here but a few properties are elsewhere, you can do them all at once and give them one renewal date.

What should I prepare, and when?

  1. By 3 November 2026

List every let property in the region, its legal owner (you, jointly, or a company) and whether a letting agent manages it.

  2. By 17 November 2026

Collect the current gas safety record, EICR and EPC for each property, plus the tenancy agreement and any licence. Book renewals for anything expiring within three months.

  3. From 15 December 2026

Register yourself as a landlord (free), then register each property and pay the fee. Add the tenancy and safety details at the same time if you can.

  4. Within 28 days of each property entry

Make sure the tenancy and safety section is complete, either by you or your agent through their link, or the entry can become inactive.

  5. Aim to finish by 14 February 2027

That leaves four weeks’ buffer before the 14 March 2027 deadline for missing certificates or agent delays.

Every field the register asks for is in the free registration checklist. Once you are registered, remember the 28-day update rule.
